Hidden Leak Observation Record
Quick use: A short observation record can help narrow an intermittent leak without opening walls or making an unsafe diagnosis. Use it to capture what changed, when it appears and which fixtures or rooms may be connected.
Record the pattern
- Date, time, room and the exact location of dampness, sound, odour or staining.
- Whether the symptom follows a shower, sink, toilet, laundry, dishwasher or water-heater cycle.
- Water-bill or meter changes only when the meter is safely accessible.
Notes:
Collect useful evidence
- Photos from the same angle over time and a note about whether the area dried.
- Nearby fixtures, appliances, shutoffs and visible supply or drain connections.
- Whether everything was off when unexplained water movement was observed.
Notes:
Know when to escalate
- Call promptly when water is actively spreading, a ceiling is bulging, flooring is lifting, or electrical areas are threatened.
- Use the property owner or strata emergency procedure when required.
- Do not open walls, touch wet electrical equipment or rely on this worksheet when damage is active.
